Lawn

Now there is an option for shady yards.
Homeowners with lawn problems due to shade have the option of sodding with Zoysia.  Here are the guidelines:

•Zoysia grows slowly and is not invasive, but it has the potential "choke out" Bermuda grass in some cases.  Homes requesting permission to change to Zoysia should either get approval from adjacent neighbors or have hardscape or plant beds to block spread to a neighbor who does not want a change in grass species.

•Allow Zoysia japonica and Zoysia matrella, which are most common in Texas.  Other varieties of Zoysia can be considered on a case by case basis.

•Zoysia is only allowed for yards with struggling lawns due to shade.  It is best to keep as much of the community with the same species as possible, understanding there may be spread of Zoysia to other lots in the future.

•The entire lawn should be replaced with sod, not with patchwork or plugs, and not just the shady areas.  When the Zoysia is initially installed, it needs to settle its roots into the soil, so it cannot be mowed during the first 4 weeks after installation

•Requires no changes to the current community lawn maintenance contract.  Zoysia lawns may do fine without custom changes.  HOA may mark lawns with alternative grasses for identification by our landscape contractor.

•Landscape committee will request that landscape vendors maintain sharp blades when cutting lawns to prevent damage and stress on grass in all Avignon yards.  This is a standard practice that should be adhered to.

•ACC should encourage homeowners to consider hardscape or groundcover in extremely shady or moist areas, such as between houses.
